[? ] Account Executive
Direct Mortgage has an immediate need for wholesale account executives that are high-energy, innovative sales people driven to help us transform the mortgage industry. This position offers a comprehensive training program, a protected sales territory defined by specific broker accounts, and all of the tools and resources needed to be successful in the field, such as conditional approval authority and access to our processors and underwriters. The position offers uncapped commissions and benefits including medical, dental, life insurance, and paid holidays and vacation. A 401K program will be offered soon.

KEY SPECIFIC TASKS

  • Assist in structuring loans to meet DMC's guidelines.
  • Monitor individual mortgage-broker production performance for continued approval.
  • Monitor status of loan packages in the pipeline.
  • As agreed to with management, recruit mortgage brokers not on DMC's approved broker list.
  • Provide sales and marketing ideas to enhance the company's ability to meet and exceed its goals.
  • Obtain and maintain licenses required by local or state agencies.
  • Build and foster strong internal working relationships with underwriting and processing.
  • Use Solution Center and some Microsoft office products to manage AE's business.
  • Build broker relations, educate brokers and guarantee brokers' needs are met.
  • Learn and become certified on DMC's Solution Center system.
  • Train Loan Officers and Loan Processors on use of Solution Center.
  • Train Loan Officers and Processors on DMC's policies and procedures.
  • Meet agreed upon production goals / standards with the assigned brokers.
  • Maintain sales contact, pipeline and other sales activity reports.
REQUIRED BACKGROUND AND KNOWLEDGE
  • 3-5 years of sales and/or sales management experience.
  • Excellent working knowledge of:
    • Mortgage finance and real estate lending operations.
    • General investor guidelines, underwriting policies and industry loan products.
    • Escrow/title practices and basic laws applicable to mortgage lending transactions.
    • Credit rating system and credit bureau reports.
    • Loan processes from submission to funding.
    • Knowledge of the prospective territory and of competitive issues in that territory.
    • Knowledge of wholesale mortgage lending and importance of relationship with brokers.
    • Strong goal orientation; demonstrated commitment to exceed customer expectations; ability to sustain required loan volume in assigned territory.
    • Established broker base (highly preferred).
  • Effective interpersonal, communications, and presentation skills;
    • Organizes and prioritizes details; Completes multiple tasks on schedule.
    • Problem-solve and exercise independent judgment.
    • Function as a committed team player.
    • Work productively under minimal supervision.
EDUCATION

This a customer support position in support of the Account Executives and Mortgage Brokers in the field, with involvement in the process flow of the loan file prior to documents being drawn for closing.

Generally, the daily work of the incumbent involves the following:

  1. take calls from Account Executives and Brokers;
  2. respond to requests for information;
  3. provide assistance in support of Underwriting, the Account Executives, and the Brokers in completing conditions prior to document draw; and
  4. generally, insure that everything is prepared for the Closer / Funder to be able to draw documents and send the loan to the closing agent.

KEY SPECIFIC TASKS

  • Being completely up-to-date on all the detailed aspects of every loan program.
  • Provide effective customer support by responding to calls and emails from Account Executives, Sales Managers and Brokers regarding loan program guidelines, rates, pricing, adjustments, and conditions on specific loans.timely response is a mandatory requirement of this position.
  • Assisting in performing rate locks.
  • Notify AEs and Brokers of approvals, conditional approvals, counter-offers, and declines as well as keep AEs and Brokers informed if anything impacts timely processing of the loan file.
  • Work closely with Underwriting to insure files are ready to forward to the Closer / Funder.
  • Coordination with AEs and Brokers when their assistance is required to complete conditions.
  • May prepare Flood Certification.
  • Attend weekly program training sessions and participate in ongoing training on line and via the company Intranet until fully certified on all DMC loan programs.
REQUIRED BACKGROUND AND KNOWLEDGE
  • 3-5 years previous experience in a mortgage banking environment, preferably as a loan processor in a mortgage environment with a broad offering of loan programs for A through C paper.
  • Strong understanding of Processing and Underwriting conditions.
  • Excellent PC and/or AUS systems skills - Effective interpersonal and communications skills.
  • Ability to multi-task and yet meet deadlines.
  • Ability to organize and prioritize details.

The successful candidate will be responsible for the leadership and ongoing management for loan operations functions and will provide guidance to operations teams regarding efficient and effective loan operations processes. He or she will be professional, responsible, and reliable and have excellent presentation, computer, management, communication and interpersonal skills. Systems experience should include all MS Office tools and automated underwriting software.

  • Manage all aspects of operations including registration, compliance, underwriting, doc drawing, funding and settlement.
  • Effectively communicate with senior management and staff.

  • Meet agreed upon production goals and standards as set jointly with Underwriting management.

  • A minimum of 2 years of experience underwriting wholesale and retail 1st and 2nd mortgage loans for 1-4 family properties.
  • Has underwritten for at least 3 different investor product portfolios.
  • Has a DE number (CHUMS #), have appropriate FHA government underwriting background; although it is not required.
  • Preferred that the incumbent be knowledgeable on VA programs and products and should have their VA LAPP number already assigned.
  • Has spent at least 1 year in government (FHA/VA) underwriting experience.
  • Has a current or previous approval authority of at least $500,000 for jumbo loans.
Education
Some college coursework completed.
